The Arbutus neighbourhood on Vancouver West Side is still mostly deluxe single family homes amid a peaceful ambience with plenty of access to green space. That famous Arbutus advantage includes a reputation for personal safety, excellent schools, North Shore views and mere minutes to YVR, UBC & downtown Vancouver.
Whether choosing public or private, the Arbutus neighbourhood means options for parents when it comes to the finest in education for the family. Within the immediate catchment, local elementary schools include Trafalgar and Carnarvon with classes from kindergarten to grade 7. Lord Kitchener Elementary nearby is also K to 7. Prince of Wales Secondary School with grades 8 to 12 is distinguished by their famous TREK Outdoor Education Program, featuring place-based education, active citizenship & outdoor adventure. Also within close driving distance are several leading independent and private schools – York House, Crofton House & Little Flower Academy for girls, plus Vancouver College and St. George’s Senior School, an independent boarding and day university-prep school founded in 1930.

Traditionally known as Arbutus Ridge with spectacular mountain views, Arbutus is bounded by West 16th to the north, King Edward Avenue to the south, and East Boulevard & Quesnel Drive to the east and west respectively. An enclave of older homes and newer dwellings to match the neighbourhood heritage, this neighbourhood is famous for spectacular views of the North Shore mountains and the downtown core. Arbutus is a West Side jewel with ample green space, ideal for families, children & our furry friends.
With many Vancouver neighbourhoods undergoing rapid change and increasing in density, Arbutus is still primarily composed of desirable single family detached homes. Many of the homes are situated on larger than average size lots, noted for mid-century design and mature gardens. Buyers will also find a smaller range of townhomes, with condominiums and low rise apartments making 25 percent of the mix. Because of its excellent location, continued buyer demand and top school choices nearby, Arbutus prices trend to the higher side.
Ensconced on Vancouver’s West Side, the Arbutus neighbourhood is home to Trafalgar Park where you’ll find locals on their morning run, walking with friends or taking advantage of the doggie off-leash area. Trafalgar Park also offers baseball, soccer & ultimate on the sports fields. In the north part of the neighbourhood there’s Carnarvan Park featuring three complete sports fields for football, soccer or baseball games. Plus there’s a terrific children’s playground. Nearby Dunbar Community Centre features aerobics and group fitness, indoor cycling, dance programs for teens, squash & yoga classes. Or choose Kerrisdale Community Centre known for its exercise room, indoor pool, gymnasium and local branch of the Vancouver Public Library. Close by since 1964 is a true Vancouver landmark, The Arbutus Club – a 21st century recreation complex with outstanding food and beverage services.
One of the real attractions of the Arbutus neighbourhood is it’s predominantly residential, away from busy retail & business enterprises. Just minutes away however you’ll find some of Vancouver best shops including Choices Market, a grocery leader in offering local, organic & specialty food items. Due south of the neighbourhood is the renovated Arbutus Shopping Centre with Safeway & Pharmacy, BC Liquor Store, Bank of Montreal, Starbucks and more. Arbutus is close to unique restaurants and cafes that should be high on your list. Such as Butter Baked Goods for fabulous cookies, cakes & pies. For indoor dining, take-out or delivery, we highly recommend the Ridge Garden Restaurant on Macdonald – who since 1989 have been serving up hot dishes of BBQ Pork Fried Rice, Ginger Beef & House Special Chow Mein.
Location is always a critical feature when choosing a neighbourhood and Arbutus really delivers for its residents. Vancouver International Airport is only 20 minutes away. For students in the family, UBC is just a short drive along 16th Avenue. In addition, major city arterials get you easily to downtown Vancouver or the city of Richmond. Opening soon will be Arbutus Station at Broadway & Arbutus, an underground rapid transit station and western terminus for the Millennium Line of Metro Vancouver’s Skytrain system.
