A lovely west side wonder, the Kerrisdale neighbourhood in Vancouver is a well-to-do portion of the city respected for its tree-lined streets, beautiful parks & upscale ambience. An attractive mix of single family properties, post war apartments, modern day condos, commercial spaces & recreation amenities, Kerrisdale was originally called ‘Kerry’s Dale’ and was settled by Vancouver’s early Scottish and British transplants. Today the sought after west side neighbourhood is also home to established Canadians from Hong Kong, Korea, Japan & Germany. With excellent schools nearby and fabulous shopping and restaurants along 41st Avenue, Kerrisdale architecture includes the finest in contemporary designs and excellent examples of English Arts and Crafts, Spanish Colonial Revival & Tudor style.
A popular choice for discerning families, Kerrisdale is well-regarded for its top selection of both public and private education institutions. The neighbourhood elementary schools as part of Vancouver School Board #39 include historic Kerrisdale Elementary founded in 1908 with classes K to 7 offering English and French Immersion programs. In addition there’s Kerrisdale Annex with kindergarten to grade 2. Quilchena Elementary is a dual track K to 7 school recognized for its ESL support. Nearby Maple Grove Elementary with K to 7 is known for their leadership, technology & academic curriculum. For high school students there’s the ‘Collegiate Gothic’ gates of Point Grey Secondary, whose motto is ‘Honor Ante Honores’ or Honour Before Fame. Established in 1898, Crofton House School for girls is a private institution and was named #1 in the Fraser Institute’s rankings of schools throughout the province.
With sweeping grand old trees and nicely located in Vancouver’s sought after south-west side, the Kerrisdale neighbourhood is convenient to Vancouver International Airport, the City of Richmond and just a short drive along scenic 41st Avenue to the University of British Columbia – named a top 50 institution by the QS World University Rankings for 2023. Kerrisdale is located with 37th Avenue to the north, Cypress Street to the east, East Boulevard & 49th Avenue to the south and Bleinheim Street is situated as the neighbourhood’s border to the west. Originally part of Point Grey prior to 1929,
Kerrisdale gained its name in 1905 when BC Electric Railway manager R.H. Sterling asked Mrs. William McKinnon to name the interurban stop on West 41st. She chose to call it “Kerry’s Dale”, after the name of her family home, Kerrydale in Gairloch, Scotland.
Well-maintained gardens, picturesque streetscapes…
If you’re partial to front and back yards, stately heritage homes, character houses, a contemporary condo or executive style townhome, you should consider Kerrisdale. Naturally an older, well-established neighbourhood on Vancouver’s west side has a higher entry point, but the benefits are many. Well-maintained gardens, picturesque streetscapes and easily accessible parks are just part of the Kerrisdale story. For over a century, the neighbourhood has been the choice of retired seniors who enjoy the transit options and great shops. Today Kerrisdale is very much emblematic of Canada’s cultural mosaic with equal parts Asian and Caucasian neighbours.
One of the most desirable neighbourhoods on Vancouver’s west side is also blessed with numerous outlets for the best in recreation. Kerrisdale is home to eight city parks including Elm Park, Kerrisdale Centennial Park and since 1915 the historic Kerrisdale Lawn Bowling Club. If you want to hit the links, some of the city’s finest 18-hole golf courses are mere minutes away, with McLeery Golf Course owned by the Vancouver Parks Board, in addition to two private clubs including Marine Drive and Point Grey Golf & Country Club. The local Kerrisdale Cyclone Taylor Arena has ice 7 months of the year and hosts the Kerrisdale Play Palace for kids. The Kerrisdale Community Centre features a youth centre, seniors’ centre, playground, games room, gymnasium & fitness centre.
Take a stroll to the corner of West Boulevard and 41st in Kerrisdale and you have neighbourhood shopping and restaurants second-to-none in the city. In the Kerrisdale Village with over 200 shops and services you’ll find bakers, bike shops, banks, pharmacies, medical and dental offices & organic markets. For original retail therapy there’s Hills of Kerrisdale with quality fashion for men and women since 1914. Leading retailers in the Kerrisdale Village include London Drugs, Thomas Hobbs Florist & Kerrisdale Cameras. Food feeds the soul and for fine dining, take-out or somewhere to grab a quick morning latte, Kerrisdale comes through be it Chinese hot pot, sushi or Szechuan. Some of our favourites over the years include Chef Hung Taiwanese Beef, Golden Ocean Seafood Restaurant & Nakamura Japanese Cuisine. On West Boulevard the local White Spot is a Vancouver institution for the best in burgers. For meeting friends we recommend Starbucks, Artigiano famous for Latte Art or The Secret Garden Tea Company for high tea.
For Kerrisdale residents, quick access to Marine Drive means excellent connections to UBC, YVR & destinations north and south in the city. For those using TransLink bus service, frequent local service connects you to the Canada Line plus the all-new Arbutus Station on Broadway with the Millennium Line extension. Key bus routes serving Kerrisdale include the #41, #43 & #49 buses. The Kerrisdale neighbourhood is a relatively bike-friendly part of the city with dedicated bike lanes and bike routes.

The MLS® HPI Benchmark Prices shown below represent the current expected sales price for a typical or “Benchmark” home in a given neighbourhood.
The MLS® HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. The most commonly traded set of these attributes describes the composite of the typical or ‘benchmark’ property type in a given area. Prices paid for homes with these attributes determine benchmark home prices.
The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
The graph below charts the historical Home Price Index over a 3 year period.
Quick Tip: Click on a property type in the chart’s legend to dynamically remove or add that line to the chart.
