Point Grey is truly one of the most enviable neighbourhoods in British Columbia. Pride of ownership and community are reflected throughout this historic Vancouver Westside area. Point Grey boasts three times the average “park space per person” of any area in the lower mainland.
As one would expect in a neighbourhood made up of mostly single-family dwellings, there are plenty of educational institutions. The elementary school age children in the family have the choice of attending Queen Elizabeth Elementary, Jules Quesnel Elementary or Queen Mary Elementary. For the older children in the family, Lord Byng Secondary school is the secondary school within the area’s boundaries, with University Hill Secondary within a short commute. West Point Grey Academy and Our Lady of Perpetual Help offer a private/independent school alternative for the consideration of the Point Grey resident. Just up the hill from Point Grey is the world esteemed University of British Columbia offering unparalleled educational opportunities.
The waterfront offers not only beaches and park spaces, but it also supports the marine activities of the Jericho Sailing Club
This picturesque neighbourhood is bordered by Alma Street to the east, Blanca to the West, 16th Avenue to the south and NW Marine Drive to the north along the water’s edge. Point Grey, built mainly on a north facing slope, offers spectacular views of the ocean, city and the North Shore. Jericho Park, Locarno Beach and Spanish Banks, all ocean front parks are accessible, north of 4th Avenue, while the majority of residents are located south of 8th Avenue.
The first zoning bylaw, passed in Point Grey in 1922, prevented the development of anything except detached homes and their related outbuildings. Zoning bylaws have changed since that time but the majority of dwellings in Point Grey are still single-family detached homes, with prices in the upper range.
There has been a recent push for increased density in this area in order to provide alternative and affordable housing. The challenge has been to try and satisfy both the concerns of the current residents and the needs of the new comers. The planning that has been developed is innovative. The main corridors of the area will be lined with denser strata properties. The propensity will be for street-level commercial units with residential strata-titled properties above. The success of this initiative has given a boost to not only the commercial corridors of Point Grey, but also to the hopes of many people who have wanted to be able to experience all that Point Grey has to offer.

The MLS® HPI Benchmark Prices shown below represent the current expected sales price for a typical or “Benchmark” home in a given neighbourhood.
The MLS® HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. The most commonly traded set of these attributes describes the composite of the typical or ‘benchmark’ property type in a given area. Prices paid for homes with these attributes determine benchmark home prices.
The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
The graph below charts the historical Home Price Index over a 3 year period.
