Referred to as ‘Boro’ by the locals, the Queensborough neighbourhood of New Westminster is traditionally rural, industrial & diverse, and is located on the far north-east corner of Lulu Island. Connected to New Westminster by the Queensborough Bridge, New West’s southern most neighbourhood is surrounded by the north arm of the Fraser River, Salter Street to the east, South Dyke Road & Annacis Channel to the south and Boundary Road to the west. Similar to many districts in the burgeoning New Westminster area, Queensborough has grown over the past decade and a half with new housing initiatives including townhomes, condos and some single family homes. A good example of exciting new housing is the Port Royal area of Queensborough is at the north-east tip, featuring a masterplanned community & marina and new waterfront condo towers.
With a nod to its rural heritage, there is a large traditional Indo-Canadian community that calls Queensborough home, in addition to longstanding Japanese, Chinese, Italian, Greek and Slovakian families. For shopping, large big box retailers have come to Queensborough with the likes of Walmart, Canadian Tire & a Lowe’s Home Improvement Centre, the first of its kind in BC. Queensborough Landing on Boyd Street is true destination shopping for all Lower Mainland residents with numerous factory outlets and restaurants.
Numerous sports fields and parks are located in and around this vibrant enclave.
With stunning views of the mighty Fraser River, Queensborough has excellent walking trails along its eastern shore. With some 7.1 kilometres of new trails added in 2011, the Queensborough Perimeter Trail features scenic views of the river and lookout points, as well as beautiful trees, flowers, a dock, benches and is wheelchair accessible. Numerous sports fields and parks are located in and around this vibrant enclave. The new and improved Queensborough Community Centre includes a library, multi-purpose rooms, expanded fitness centre and licensed child care. A local highlight is the community living room with a fireplace – the ideal place to chat with friends or relax.
For education in the community, there’s Queen Elizabeth Elementary with grades from kindergarten to grade 4. Close by is Queensborough Middle School with grades 5 to 8. As part of New Westminster School District 40, both schools are dedicated to preparing kids for the future. Transit options for Queensborough residents include TransLink bus service connecting the neighbourhood to the 22nd Skytrain Station. For vehicle drivers, Highway 91A also known as the Queensborough Connector takes you to Richmond, the US Border, Burnaby & Vancouver.

The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
