Tucked away in the south east corner of Vancouver, Champlain Heights was one of the last areas of Vancouver to be urbanized. Longtime Vancouverites, new Chinese Canadians, Filipino, Latino and South Asian Canadians are all part of the neighbourhood’s rich cultural mosaic.
Highlights of the community include Champlain Heights Elementary designed by Arthur Erickson, while Champlain Heights Annex with kindergarten to grade 3 is referred to by locals as “the Little Red School on the top of the hill”. Also located in the neighbourhood is Captain Cook Elementary with grades K to 7. Just minutes away on 49th Avenue is Killarney Secondary School, the largest public secondary school in the city with grades from 8 to 12.
With numerous winding tree-lined streets and cozy cul-de-sacs, Champlain Heights has one of the highest percentage of townhouse complexes in the city, with co-op housing units and seniors’ apartments a significant part of the housing mix. Entry levels prices will appeal to many young families. A large portion of Champlain Heights housing is on leasehold property, many of those leases attached to co-op and affordable housing initiatives. Vancouver street names you’ve probably never heard of include Thrush Place, Strauss Drive & Algonquin Mews. The new Firehall 5 in Champlain Heights opened in 2018, includes 31 apartments on four storeys built over the station with supportive housing for single mothers and their children.

Offering country living in the city, Champlain Heights is home to a green sanctuary called Everett Crowley Park – the 5th largest park in Vancouver. The 40 hectare park has one of the finest off-leash dogs areas in the Lower Mainland. Champlain Heights Community Centre on Maquinna Drive features a modern fitness centre, squash & racquetball, preschool and a host of community recreation programs. The Vancouver Public Library Champlain Heights Branch features community Birthday Parties, LEGO Block Parties and a Chinese collection of books to borrow.
Just 15 minutes from Metrotown, the neighbourhood features Champlain Square on Kerr with over 45 shops and services including banks, Independent Grocers, Kin’s Farm Market and a BC Liquor Store. For residents there’s excellent new retail in the River District just across Marine with Everything Wine – BC’s largest wine stores and a Save-On-Foods. Restaurants nearby include Romer’s Burger Bar and Sushi Mura, both located in the all new River District.
Look on a map and you’ll discover that the Champlain Heights neighbourhood in south east Vancouver is right in the centre of the Lower Mainland. Just 10 minutes by car to Richmond or Burnaby and approximately 15 minutes to catch a flight at YVR Airport.
The two major arteries through Champlain Heights include 49th Avenue and Marine Drive with connections to major highways south. Translink Bus Service runs regularly along East 49th Avenue, while Patterson Skytrain Station in Burnaby is just minutes away.

The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
