Tucked away in the south east corner of Vancouver, the Champlain Heights neighbourhood is a quite garden community with nearly half its landmass devoted to public park and green-space. Champlain Heights was one of the last neighbourhoods developed in the City of Vancouver. Longtime Vancouverites, new Chinese Canadians, in addition to Filipino, Latino and South Asian Canadians are all part of the neighbourhood’s rich urban demographic.
Highlights of the community include Champlain Heights Elementary designed by Arthur Erickson, while Champlain Heights Annex is referred to by locals as “the Little Red School on the top of the hill”. Also located in the neighourhood is Captain Cook Elementary with grades K to 7.
Champlain Heights is located at 54th Avenue to the north, Marine Way to the south, Kerr Street to the west and Boundary Road to the east. The burgeoning River District is nearby, located south of Marine Way overlooking the Fraser River.
With numerous winding tree-lined streets and cozy cul-de-sacs, Champlain Heights has one of the highest percentage of townhouse complexes in the city, with co-op housing units and seniors’ apartments a significant part of the housing mix. The new Fire Hall No. 5 will be replaced with a new larger fire hall and will include new affordable housing as part of a City initiative.

Offering country living in the city, Champlain Heights is home to a green sanctuary called Everett Crowley Park – the 5th largest park in Vancouver. Hundreds of new trees were planted in the reclaimed park as part of Earth Day celebrations. Champlain Heights Community Centre on Maquinna Drive features a modern fitness centre, squash & racquetball, preschool and a host of community recreation programs.
Just 15 minutes from Metrotown, the neighbourhood features Champlain Square on Kerr with over 45 shops and services including banks, Extra Foods, Kins Market and Starbucks. The Towne Centre Plaza in nearby South Marine is the thriving new River District with banks, restaurants and retail.
The two major arteries through Champlain Heights include East 49th Avenue and easy access to Marine Drive with connections to YVR airport and major highways south. Translink bus service runs regularly along East 49th Avenue.
