A solid, hard-working, multi-cultural community makes up this Eastside neighbourhood. Knight is conveniently located within an easy commute of not only Vancouver’s Downtown, but also all points east and south.
As a community made up of families of all ages, Knight has a number of educational institutions available for its residents to choose from. The Elementary school level is represented by the likes of Dickens Annex, Lord Selkirk Annex, McBride Elementary, Sir Sandford Fleming Elementary, Tecumseh Elementary and Tecumseh Annex. John Oliver Secondary (just to the west on East 41st avenue), Gladstone Secondary (just east of the eastern border) and David Thompson Secondary (located at the southeast border) offer many options for the middle-school and secondary students. Some of the finest private/independent schools are situated within an easy commute of Knight. These include Stratford Hall, St. Joseph’s School and St. Andrews.
…both affordable and attractive – for the younger, up-and-coming lower and middle-class singles and families
The Eastside neighbourhood known as Knight is bordered on its eastern edge by Argyle Street. The northern tip works itself along East 16th over to Elgin Street on the west, except at East 49th Avenue, where it veers to the east and continues down Knight Street to the southern border of 54th Avenue. One of the main north/south arteries of Vancouver, Knight Street bisects the neighbourhood right down the middle.
Knight offers a mixture of single-family and multi-unit dwellings for its residents. There many newer homes, including the iconic Vancouver Special, situated on large lots. These 1946-60 and 1980s style dwellings mix in well with the new suburban townhomes and mid-rise condo developments that are springing up. These developments are the result of a demand for quality housing within an easy commute to most areas in the Lower Mainland. The neighbourhood has traditionally been home to a large population of successful middle-class people. More recently, it has become an ideal location – both affordable and attractive – for the younger, up-and-coming lower and middle-class singles and families.
Knight has one of the finest little parks in the Lower Mainland, complete with a new community centre. Kensington Park at Knight and 37th Avenue features sports fields and magnificent views.
Kensington Skatepark, built with a retro-style bowl that mimics the look of an empty swimming pool, gives teenagers a place to spin their wheels. The Kensington Community Centre (located in the park) was originally opened in 1980 and features a fitness centre, a preschool education centre, pottery studios, a gym, dance studios, meeting rooms and a swimming pool for beginners and lesson participants. A 5,000 square foot addition in 2001 added a senior’s lounge and a more extensive offering of community programs. It is rumoured that the view from Kensington Park towards Downtown and the North Shore is one of the most spectacular from anywhere in the city. Kensington Park is by no means the only green space for the enjoyment of Knight’s residents. They also have the luxury of being close to Memorial South Park, located in Fraser, with its multipurpose sports facilities and fields, while Clark Park is just north on East 14th Avenue, and features basketball courts, soccer fields, tennis courts and a baseball diamond. Another recreational jewel in the Knight area is Kingcrest Park, located just south of King Edward at 26th Avenue. Kingcrest features 2.41 hectares of curving pathways and vast amounts of open space and stands of Linden trees. Improvements completed in 2005 have added an off-leash dog area, picnic area, basketball courts, playgrounds and an ultimate-frisbee playing field.
Knight offers numerous pockets of shopping interspersed throughout the neighbourhood. Knight Street at Kingsway offers grocery and produce stores, pharmacies and small boutiques. These shops reside in neighbourhood blocks that also feature small, high-quality ethnic restaurants offering great food at reasonable prices. Large grocery chain stores, liquor outlets and drug stores can also be found within the immediate boundaries of Knight. With the continued growth of the Knight neighbourhood, there is bound to be an influx of even more shopping and restaurant options in the near future.
Transportation options for Knight’s residents are plentiful. Knight Street offers direct north/south access to the North Shore and beyond, while the Knight Street Bridge over the southern border of Knight gives traffic clear access to the major routes towards Richmond.

The MLS® HPI Benchmark Prices shown below represent the current expected sales price for a typical or “Benchmark” home in a given neighbourhood.
The MLS® HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. The most commonly traded set of these attributes describes the composite of the typical or ‘benchmark’ property type in a given area. Prices paid for homes with these attributes determine benchmark home prices.
The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
The graph below charts the historical Home Price Index over a 3 year period.
