Point Grey is truly one of the most enviable neighbourhoods in British Columbia. Pride of ownership and community are reflected throughout this historic Vancouver Westside area. Point Grey boasts three times the average “park space per person” of any area in the lower mainland.
As one would expect in a neighbourhood made up of mostly single-family dwellings, there are plenty of educational institutions. The elementary school age children in the family have the choice of attending Queen Elizabeth Elementary, Jules Quesnel Elementary or Queen Mary Elementary. For the older children in the family, Lord Byng Secondary school is the secondary school within the area’s boundaries, with University Hill Secondary within a short commute. West Point Grey Academy and Our Lady of Perpetual Help offer a private/independent school alternative for the consideration of the Point Grey resident. Just up the hill from Point Grey is the world esteemed University of British Columbia offering unparalleled educational opportunities.
The waterfront offers not only beaches and park spaces, but it also supports the marine activities of the Jericho Sailing Club
This picturesque neighbourhood is bordered by Alma Street to the east, Blanca to the West, 16th Avenue to the south and NW Marine Drive to the north along the water’s edge. Point Grey, built mainly on a north facing slope, offers spectacular views of the ocean, city and the North Shore. Jericho Park, Locarno Beach and Spanish Banks, all ocean front parks are accessible, north of 4th Avenue, while the majority of residents are located south of 8th Avenue.
The first zoning bylaw, passed in Point Grey in 1922, prevented the development of anything except detached homes and their related outbuildings. Zoning bylaws have changed since that time but the majority of dwellings in Point Grey are still single-family detached homes, with prices in the upper range.
There has been a recent push for increased density in this area in order to provide alternative and affordable housing. The challenge has been to try and satisfy both the concerns of the current residents and the needs of the new comers. The planning that has been developed is innovative. The main corridors of the area will be lined with denser strata properties. The propensity will be for street-level commercial units with residential strata-titled properties above. The success of this initiative has given a boost to not only the commercial corridors of Point Grey, but also to the hopes of many people who have wanted to be able to experience all that Point Grey has to offer.
Point Grey is a year-round destination for nature lovers. The waterfront is lined with spectacular beaches such as Jericho, Spanish Banks and Locarno, where residents and visitors can enjoy sunbathing, picnicking, biking, walking, sailing and more. The waterfront offers not only beaches and park spaces, but it also supports the marine activities of the Jericho Sailing Club (with one of the best “view” cafes in town – the burgers are good too) and the Royal Vancouver Yacht Club. The Jericho Tennis Club is also a significant recreational facility on the waterfront, and the Brock House offers elegance to anyone who wishes to experience it.
The magnificent Pacific Spirit Park offers over 55 km of trails for nature hikes, dog walking, biking and horseback riding, spread out over a 1,885 acre area.
The West Point Grey Community Centre consists of six buildings including a former carriage house and a stable that has been converted into one of the city’s best-equipped pottery studios. Residents can enjoy a multitude of activities at the community centre such as swimming, tennis, arts and crafts, foosball and pool, as well as summer camps for children.
The Jericho Arts Centre (JAC) is operated by the West Point Grey Community Association in partnership with the Vancouver Board of Parks and Recreation and United Players, the resident theatre company offers an exciting 5-play season. JAC is a 135-seat performance venue located off NW Marine Drive near Jericho Beach in the heart of Vancouver’s Westside. JAC is also the home of Theatre Terrific, a non-profit theatre company for youth and adults with mental and physical disabilities. Theatre Terrific enables people with disabilities to participate in Vancouver’s vibrant theatrical community.
Shops at the intersection of 10th and Alma offers an off beat mix of antique and collectibles shops interspersed with coffee bars and small restaurants.
Farther up 10th Avenue, one of the main routes to the University of British Columbia provides a more utilitarian mix of retail shopping including coffee bars, local restaurants, grocery stores and upscale fashion boutiques. The Point Grey business improvement association pointgreyvillage.com is a valuable tool for community shopping and events.
Access to the downtown core is readily available. Good public transportation to UBC (located to the west of Point Grey), ensures this Vancouver Westside neighbourhood is well serviced. Access and arterial roads for automobile traffic are good and biking routes provide another option for those commuting downtown.

The MLS® HPI Benchmark Price shown above represents the current expected sales price for a typical or “Benchmark” 1 Storey Detached home in Point Grey.
The MLS® HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. The most commonly traded set of these attributes describes the composite of the typical or ‘benchmark’ property type in a given area. Prices paid for homes with these attributes determine benchmark home prices.

The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
